The sales comparison approach is the main method of the appraisal of real estate.In this paper,the adjustments of factors of sales comparison approach are reviewed,putting the arguments that the importance of factors must be considered.We put forward the method that determines the importance of factors.The teaching and appraisal experience are summed up.The theory and practise of sales comparison approach are discussed.
